Risky Franchise Investments? How do you know?

Posted by Jim Otto on Thu, Jun 15, 2017 @ 11:06 AM

failing.jpgMost people who are familiar with franchising will look at the Franchise Disclosure Document, known as the FDD, differently from people who are just starting the process.

Hours of time can be spent on going through the two most commonly looked at areas of the FDD: the Item 7, which is the cost to build out a particular franchise, and the Item 19, which is the Financial Performance Representation (or FPR). Some franchises will choose to give you the numbers of their stores in the Item 19, and many will not, simply stating that they choose not to disclose those numbers at the present time.

Where most people stop at the Item 19 is going one or two more pages to the Item 20 - which is a great way to gauge the health of a particular franchise. In the Item 20 you will typically find a series of tables titled OUTLETS AND FRANCHISE INFORMATION. If you go through these tables carefully you will see some columns titled outlets closed and outlets transferred. This is where you find out if a franchise system is failing. A large number of franchises closing speaks for itself, and if a large number of franchisees are transferring or selling their stores, then why would they do that if the franchise is so good?

Reading the FDD and understanding what it says is a big part of finding the right business. If you don't feel comfortable going through that big thick document, engaging the services of a good franchise attorney  may help you make the right decision. Good Luck in Your Search!

What's Wrong with this Picture? Choosing a Franchise Location!

Posted by Jim Otto on Thu, Jun 15, 2017 @ 11:06 AM

franchiselocation.jpgOur world headquarters is located in beautiful Johnson County, Kansas. Not far from our corporate office lies the busiest restaurant in the community, Nick and Jakes. It's located in the heart of Overland Park, Kansas on one of the busiest streets in town. With the high incomes of the local population and great visibility, this location seems like a no brainer!

However if you study the picture a little closer, you'll see that the restaurant next to Nick and Jakes is up for lease. In fact, for the 4th time in the last six years a restaurant has come and gone here in one of the hottest corners in Johnson County, right next to one of the busiest restaurants.  A banker recently told me that over three and a half million dollars has been spent on build-outs over the last 6 years trying to make something work, all to no avail. Now I know what you're thinking. Nick and Jake's must be so good that nothing can compete! And while that might be the case, it got to be such a topic of discussion around these parts that the owners of Nick and Jake's decided to put something in there - and it failed too!

Why am I telling you all this? Because I think it's so important to illustrate how important (and difficult) it is to find the right franchise location. Choosing a franchise location or finding the right location for your business has a LOT of variables. But a great place to start is by first asking the following question: Will this franchise even work in my area?

Some other great questions to ask are:

1) What is the total population in my trade area, and how far will customers drive to come to my business? Make sure that you know who your customer is and if there is enough of them to support your business.

2)  Income levels are another important factor. Most all businesses need customers with at least some discretionary income.

3) Population density. This is NOT the same thing as total population. Every business has a distance that people will drive for that good or service. For example, a sub sandwich shop may only need a certain amount of people within  a mile of its location to be successful, whereas a specialty hair salon may need to draw people from a six mile radius. Make sure your franchisor can tell you what the density requirements are for your business.

4) Demographic makeup. Whatever your business, it will appeal to a certain group of people. The broader that appeal is the better, but many businesses are successful by catering to an underserved niche. just make sure that you have investigated who those customers are and if there are enough in your area.

5) Competition and saturation does happen. Look at all the competitors you have and see how you stack up. If you aren't able to differentiate yourself and create a better customer experience then what's already there, you may have a tough time getting customers to switch to YOUR business.

Which brings me back to that space for lease in the picture. Some spaces - for whatever reason - just don't have that "it" factor.  While those are the spaces that a lot of landlords will encourage you to take, it's those spaces that you need to avoid! Good Luck on Finding a GREAT location for your business!

The One Thing That Will Make Your Franchise Grow!

Posted by Jim Otto on Thu, Jun 15, 2017 @ 10:06 AM

franchisegrow.jpgThe picture at left didn't happen over night. It took time, patience, effort and research. It's an art and not a science - and it's also the ONE THING that you will need to have a successful business. Your ability to develop a "team" in your business will be dependent on you being able to find those "team players" that understand where your business is going and how it's going to get there. A famous business consultant describes a successful business model as PEOPLE - PROCESS - PRODUCT. If you don't have the right people, the other two are a mute point.

Most people start a business to make money. BIG MISTAKE. The purpose of a business is to create and keep a customer in a cost efficient manner. Profits are not the purpose of a business. Profits are the result of creating and keeping a sufficient number of customers, who then yield a sufficient number of profits after all cost. And what's the measure of customer satisfaction?  Repeat business. It's only  when customers buy from you again, that you demonstrate that you have fulfilled the promise you made them when you got them to purchase the first time. This all happens because of the picture that you see above. This is the team who creates the customer satisfaction, the team who creates customers coming back again and again, and the team who creates a sufficient number of customers for your business to create a profit!

If You Fail at This, You Will Probably Fail at Franchising!

Posted by Jim Otto on Thu, May 11, 2017 @ 17:05 PM

dontfailatthis.jpgAh yes! When it comes to buying a franchise, everything is set up for you to succeed. Support systems are in place, along with great training - all you have to do is follow the franchisor's proven systems! Right?

Unfortunately there is a missing link to all of this. Your ability to manage, communicate and motivate your staff and employees is crucial to your success. If you have this ability, you will be able to create a great work environment at your business. This helps create customer satisfaction, which in turn can create strong retention and word of mouth for your business,  which will then help create higher revenue. On the other hand, if your staff is constantly turning over it can lead to things like low moral and infighting inside your business. Unsurprisingly, customers can feel that when they come in, and they won't come back.  Also, the cost of retraining staff and employees due to a high turnover can cost your business. According to a recent CAP study, the cost of replacing a $10 an hour retail employee is $3,328.

Additionally you will need to communicate with a few unhappy customers from time to time, as they may not have had the experience that they had expected at your franchise. You and your staff's ability to convey your company culture to your customers is another part of the communication skills that you need. No wonder candidates that have had previous  experience owning and managing a business are so valuable to franchise systems. Good Luck with your search, it's an exciting time to own a business!

Millennials and the Importance of Marketing Online!

Posted by Jim Otto on Thu, May 11, 2017 @ 14:05 PM

marketingmillennials.jpgWe think the best way to prepare for future marketing trends is to study the behavior of the demographics that will soon be the dominant buying power! Our goal as a franchising system is to stay ahead of this trend, and help our franchisees create creative marketing strategies to connect to our target market now, and in the future. But this is something that applies to all businesses and their owners  (who are looking for ways to be even more successful in their communities) - not just kids haircutting salons!

For example, in studying our website traffic, we've seen that most of it comes in from a mobile device or smartphone. What this tells us is that our customers are likely very internet savvy, and looking for information readily available about what we offer through social media, search engines or our web site. We also understand the importance of social media marketing and reviews - as well as word of mouth marketing, which continues to be one of the best ways customers can learn about what your business offers.

So how does this fit in with millennials? Between 18 and 35 years old, millennials are projected to outgrow baby bo0mers in population size by 2028. Wow! Furthermore, it's reported that millennials are spending an average of 25 hours a week online, and are using the internet to engage with others more than any other age group that came before. Plus, as around 25% of the US population is a millennial, experts are saying that at least 75% of the US workforce will be comprised of millennials by 2025!

Essentially, millennials will be the bulk of your customer base over the next 10 years, with a huge amount of descretionary buying power resting in their hands. Furthermore, around 89% of millennials say that they trust recommendations from friends and family, versus claims made by a company. Remember what we said about word of mouth marketing and social media reviews? This is where that comes into play. About 44% of millennials are willing to promote, or voice concerns over products and services online through social media - with many of them saying that user generated content on a company website influences what they will or won't buy. 86% of millennials would rather read a blog written by someone to learn about a company, rather than reading an ad in newspaper or print. Pretty cool stuff.

So in conclusion, Millennials are hyper connected online, but seek out offline activities with companies that create a positive experience and add value to their lives. Plus, despite ad blocking, millennials are actually more open to receiving branded messages than older generations of consumers have typically been, provided that content is targeted to their needs and interests. When millennials have a great experience with a company, they get online and share that experience on social media (via pictures or videos) with hundreds of their friends. This is awesome for a business, as they can become your number one, absolutely free marketing department out there practically promoting your busines 24 hours, 7 days a week!

Tips on Becoming a Multi-Unit Franchisee!

Posted by Matthew S on Thu, May 11, 2017 @ 14:05 PM

multiunit.jpgAsk almost anyone who has opened their own franchise business, and they'll tell you that success rarely happens overnight! Building your store into a thriving business sometimes takes a healthy financial commitment, as well as patience, perseverance and of course - hard work! But after you've opened your first store, should you consider opening another? What about three or four? Or 25? In the world of franchising, with hard work and setting goals, you can achieve these dreams. But understandably, you have to make sure you don't bite off more than you can chew!

While many franchisees may be perfectly happy with achieving success through opening one franchise location, opening multiple units requires certain abilities which may catch some people by surprise. For example, a franchisee will find that it's a completely different ball game managing multiple units. It's not like it was when they only had one store to worry about! Now, with many moving parts and employees to manage, a franchisee will need to step into a role more like that of a CEO (with managers, human resources and accounting staff to help grow the business). In other words, it'll be a lot more difficult and stressful to try to micro-manage every detail when multiple units are owned. This is where hiring the right people and trusting them to help you grow with multiple units is extremely important when pursuing this path. And sure, under a multi-unit model your employees might not do it exactly the way you would have done it, but as long as it's delivering the results, don't sweat it.  If you can get an employee to do it 80% of the way you would have - you have a great employee!

Additionally, a franchisee considering opening another store should make sure that they're not just falling prey to a "bigger is better" mentality. Because if a franchisee has opened 4 locations and 2 are losing money, it may end up being less profitable than having one or two stores that they're much more able to capably manage and grow - and ultimately make even more money than they would have made with 4 locations. Without the right systems in place for multi-unit ownership, it can become really difficult for one person to manage the growth of numerous locations, and the great customer service or experience that was once provided with just one or two stores might be an unfortunate casualty.

Location is another factor to consider when owning multiple units. Of course establishing a business in the right area to maximize profits is always key. But it's also good to be aware that the farther apart your franchise locations are from each other, the more challenging it might become to manage properly. Not only that, but distance might impact how much shipping or delivery of retail from your warehouse costs, which could cut into profit margins as well.

And then there's those unexpected emergencies that might happen when you own more than one store. For example, what happens if one of the stores you've opened is located in a great area, but road construction for several months impacts the flow of customers? Because of this, it's sometimes a good idea to make sure that you have multiple ways to support the business in case of those scenarios that temporarily causes a dip in your profits. To illustrate this concept, consider a business owner who owns several book stores. In order to diversify incomes for unexpected financial situations, this owner also sells books online, hosts school book fairs, and perhaps works as a small publisher for local authors.

In the end, there's sure to be a lot of other valuable decisions to think about before investing the time, energy and monetary resources into multi-unit development. But with careful research, networking with other multiunit franchisees, and attending workshops or conferences, those business owners interested in the potential that this exciting avenue of franchising represents will be better equipped for whatever comes down the road!

Top 10 Questions: Will My Franchise Make Money?

Posted by Jim Otto on Wed, Apr 12, 2017 @ 12:04 PM

makemoney.jpgI know what you're thinking. If I buy a franchise, will my franchise make money? Here are 10 tips to get through the "clutter" of franchising information and increase your odds of franchise owner business success!

1. What do I Enjoy: Make sure you sit down and analyze yourself. Choose a business that you can see yourself doing, enjoying and excelling at.

2. Avoid Fads: Make sure the business you choose is sustainable, creates a reoccurring revenue model and is a valuable and needed service.  Will this business be around in 5 or so years?

3. Be Wary of Sales: Franchises that have lots of existing units for sale could be troubled. If it's such a great business to get in why are people getting out? Check websites that list franchises for sale.

4. Use a Scam Filter: Google the name of the franchise and the word "scam". This may lead to complaints. All franchise systems have a few unhappy franchisees, the key words here is "a few"!

5. Make Sure the Franchisor is Running the Concept: Yes, you heard me correctly, many franchisors are not currently running their own concept and some have never run the concept! If the franchise needs to test market a new product or service, then guess who the guinea pig is?

6. Happiness Counts: Franchisors will almost always guarantee you great service and support. Call the franchisees, if they aren't happy, chances are  you probably won't be either, and vice- versa.

7. Is the Business Model Sustainable: I already talked about avoiding fads but that is not what I am talking about here. I am talking about spotting consumer trends and if the concept will pass the test of time or can it be replaced by something like the intranet? (think video sales)

8. Study the FDD: Item 7, the cost to build out and Item 19, the financial performance representations are important, but so is the Item 20 which will give you a history of how many units have closed. If you are one who really hates surprises, then look at the Item 6 and what additional fees you may be paying.

9. Go to Discovery Day: In my humble opinion the best money you will ever spend is before you buy a franchise. Did you meet your spouse before you married them? You are entering into a business agreement with someone who is agreeing to give you the training and support you need to succeed, so go meet these people and see if they are the kind of people you want to have a long term relationship with.

10. Run the Numbers: You know, I am amazed how many people never run the numbers. You should be able to look at the item 19, or call the franchisees, and get enough numbers to run a proforma. Make sure you don't have unrealistic expectations and understand what you will make if you own a successful location.

Generation X and Franchising

Posted by Matthew S on Tue, Apr 11, 2017 @ 16:04 PM

GenX.jpgBorn between 1965 and 1980, Generation X is sometimes considered by some to be an "overlooked" generation in the face of Millennials and Baby Boomers. However, with many Gen X'ers now in their late 30's and 40's, many consider this demographic to be amongst some of the most capable and qualified when it comes to small business ownership. Check out the following four reasons why Generation X may have the potential for greatness when it comes to franchising!

1. Generation X has the experience to succeed. Many people belonging to this age group have been through a variety of business experiences, and have often times had to learn to be quick on their feet in order to stay ahead of the crowd. For example, during the recession of 2008, many had to pursue new training or new business opportunities as a result of lay-offs. Additionally, throughout their career, Generation X has witnessed significant change in the business world - what with the rise of social media, the internet and utilization of different marketing techniques in order to succeed. They may have an acute and insightful perspective on what works, and what doesn't.

2. Generation X is well established. Investing in a franchise or building your own small business requires good financial stability and experience. Often times having worked at saving for around 20 years, coupled with the uncertainty of social security or corporate retirement benefits, Gen Xers have had to sometimes think outside the box about their own financial futures. Many within this age range also have a working spouse, which adds to the financial stability (and capability) when it comes to franchising and small business development.

3. Gen X relates well to both older and younger demographics. Having grown up in an age when the internet and social media wasn't around, Gen Xers have often times figured out how to develop solid relationships with older people, while also connecting with younger people. For instance, the people of this demographic didn't have facebook or twitter in order to connect with their friends - they actually had to speak with others on the phone or in person (just like their baby boomer parents). But Generation X also came of age during the internet revolution, and understands how to effectively use social media to communicate as well. As a result, Gen X may posess a keen ability at relating to multiple generations of customers and staff.

4. It's all about the freedom! Every generation is known for shaking things up, and Generation X is no different. Often times having grown up with two working parents in their household, and having to come home from school to an empty home, Gen X learned from an early age how to take care of themselves. As adults, they now enjoy that freedom and flexibility in work life too, and are often looking for opportunities to escape "working for the man". But not only that, they - like many Millennials too - are looking for meaning in their work, and the freedom to make decisions and benefit from their talents and experience. Franchising can be one of the more ideal pathways to achieve this goal, as using an established system helps ensure business success over the uncertainties of building a business on your own.
